Included in the quote

  • Layout checked against your plan and permit before the first bucket
  • Excavation to depth, including over-dig for the bond beam
  • Spoil loaded, hauled off site and disposed at a permitted facility
  • Dewatering if we hit the water table
  • Broom-clean pad with corners re-staked
  • Access route protected on the way in and restored on the way out

Not included

  • Permits and engineering — we build from yours
  • Plumbing, steel, gunite, tile or decking
  • Tree removal outside the dig footprint
  • Fence or hardscape rebuild beyond the access route
  • Rock breaking past two hours — we stop and quote it separately

What drives the price

We don't price this from a satellite photo or over the phone. We walk the property, look at the access, the ground and the scope, and hand you a written number. What we can tell you here is exactly which variables move it.

Gate and access widthA 36-inch side gate means a mini excavator and roughly three times the cycles. A 10-foot gate lets us bring the 308 and finish in a day. On an Orlando residential lot this moves the price more than anything else.

Soil, and what's under itCentral Florida sand digs fast. Hardpan, limerock or an old septic field changes the machine, the hours and sometimes the whole approach.

Water tableMuch of Orange and Seminole County sits high. If we hit water, pumps run for the duration and the spoil comes out heavier — both show up in the number.

Haul distanceDumping at a site 8 miles out is cheap. A permitted fill 40 miles out is not.

Depth and shapeA 6-foot rectangle is one price. A vanishing edge with a tanning ledge and a spa dam wall is another.

Overhead and undergroundPower lines across the access route, or unmarked utilities in the yard, add locate time and slow every swing.
